Mount Pleasant is the town where most of my clients end up, and where I have spent most of my time as a Charleston area agent. It sits directly across the Ravenel Bridge from downtown Charleston, hugs the marsh on one side and the Wando River on the other, and stretches from historic Old Village all the way north to the newer Carolina Park developments. Population is about 95,000. Median home price in mid 2026 is around $875,000.

What makes Mount Pleasant a magnet is the combination of things that rarely come together in one place. A-rated public schools throughout the town. Ten minute drives to both downtown Charleston and Sullivan’s Island beach. Walkable pockets like Old Village and I’On. Master planned newer communities like Park West and Carolina Park with pools and playgrounds already in place. And a downtown feel that has evolved from a sleepy suburb into a proper small city.

Who Mount Pleasant works for

I see three main buyer profiles landing here. Relocating families with kids ages 4 to 14. Dual income professional couples in their thirties. And empty nesters or retirees moving from more expensive coastal markets who want walkability and beach access without a $10 million price tag. If you fit one of those, Mount Pleasant probably belongs on your shortlist.

Neighborhoods within Mount Pleasant

Old Village

The historic core along Pitt Street and Whilden Street. 1940s cottages sit next to older single family homes on quarter acre lots. Median price around $1.8 million. You walk to Shem Creek for dinner, bike to Sullivan’s Island, and send kids to Mount Pleasant Academy elementary. Highly walkable, deeply established, and inventory is tight.

I’On

A new urbanist community built in the 1990s that feels like an updated version of Old Village. Front porches, alleyways, small commercial pockets, deep sidewalks. Median price around $1.5 million. Popular with buyers who want walkability without the maintenance of a 1940s home.

Park West

Master planned in the 2000s, this is where a lot of relocating families settle. Neighborhood pools, tennis courts, walking trails, and A-rated schools including Charles Pinckney Elementary and Wando High. Median price about $725,000. Homes typically 2,000 to 3,500 square feet.

Carolina Park

The newest master planned community, still building out through 2027. Same Wando High school zone as Park West. Slightly more competitive pricing, brand new construction, and a central park with a pavilion and walking trails. Median about $675,000. Sub sections include The Village (townhomes), Riverside (near Cooper River), and the Estate Section (luxury custom).

Dunes West

Golf course community across the Wando River from the main town. Larger lots. Semi private feel. Median around $825,000. Popular with buyers who golf or want more separation from neighbors.

Snee Farm and Wakendaw Lakes

The middle market Mount Pleasant neighborhoods. 1970s and 1980s ranches on decent lots. Median $525,000 to $650,000. Solid value for buyers who want to be in Mount Pleasant without the newer construction premium.

Schools

Mount Pleasant sits in the Charleston County School District, and the school zone is one of the biggest reasons families move here. The main high school is Wando, which covers most of the town and is consistently top rated. Lucy Beckham High School serves South Mount Pleasant and Sullivan’s Island. Both are strong.

Healthcare and hospitals

Mount Pleasant is well covered on medical. Roper St. Francis Mount Pleasant Hospital sits on Highway 17 and handles emergency care, surgery, and general hospital services. East Cooper Medical Center on Highway 17 North is a full service hospital with a 24 hour ER. MUSC operates satellite specialty clinics in Mount Pleasant for cardiology, oncology, and pediatrics. Downtown Charleston’s MUSC main campus, the largest teaching hospital in the region, is a 15 minute drive over the Ravenel Bridge.

For urgent care, MUSC Health Urgent Care sits in Belle Hall Shopping Center. Doctors Care and Nason Medical Center have Mount Pleasant locations along Highway 17. Pediatric urgent care is available at Charleston Pediatric Care in Belle Hall and Nason Pediatric Care in Park West.

Lifestyle and amenities

Most of what you need in Mount Pleasant is 10 to 15 minutes from home. Shem Creek is the local hub for waterfront dining, kayaking, and sunset walks. Restaurants include Red Drum, The Wreck, Water’s Edge, and Vickery’s. Coleman Boulevard has evolved into a walkable dining and shopping strip. Old Village’s Pitt Street runs from the harbor to Alhambra Hall and includes The Barns and Long Point Grill.

Beach access is what sells Mount Pleasant for a lot of buyers. Sullivan’s Island is a 10 minute drive across the Ben Sawyer Bridge. Isle of Palms is another five minutes past that. Both are open beaches, walkable towns with restaurants, and easy to get to on a Tuesday after work.

The market has cooled from the 2021 to 2023 frenzy into more balanced conditions. Buyers now have some negotiating room on listings that have been sitting 30+ days. Sellers still command strong prices, especially in Old Village and Carolina Park.

  • Under $500K: limited options, mostly older Snee Farm condos or 1970s ranches
  • $500K to $800K: solid inventory across Snee Farm, Wakendaw Lakes, older Park West
  • $800K to $1.5M: sweet spot for Park West, Carolina Park, Dunes West, newer construction
  • $1.5M to $3M: Old Village, I’On, Dunes West Estate Section
  • $3M and up: waterfront and larger custom homes
