Where Geography Is the Asset

Charleston’s waterfront cannot be reproduced. The Cooper, Ashley, and Wando Rivers, the Atlantic edge, and an intricate web of tidal creeks together produce more navigable shoreline per square mile than nearly any region on the Eastern seaboard. Inventory at this level is fixed: there will not be more deepwater lots on the Wando, more historic Battery homes, or more Sullivan’s Island beachfront. The market behaves accordingly.

For waterfront buyers, the considerations extend beyond the home itself. Channel depth at low tide. Dock permitting status with the Office of Ocean and Coastal Resource Management. FEMA flood zone classification. Wind, hail, and flood insurance availability. These specifics often determine whether a fine purchase becomes a great one.
